The BRRRR Method Explained: How to Build a Rental Portfolio in St. Louis

What Is the BRRRR Strategy?

BRRRR stands for Buy, Rehab, Rent, Refinance, Repeat. It is the most powerful wealth-building strategy in real estate investing because it allows you to recycle the same capital across multiple deals — building a rental portfolio without tying up new cash in every property.

The concept is straightforward. You buy a distressed property below market value, renovate it to increase its value, place a tenant, then refinance based on the new appraised value. If executed correctly, the refinance pulls out most or all of your initial investment — which you then deploy into the next deal.

St. Louis is one of the best markets in the country to execute this strategy. Here is why, and exactly how it works.

Why St. Louis Is Ideal for BRRRR

Three things make BRRRR work: low acquisition costs, a reliable rehab contractor market, and strong rental demand. St. Louis checks all three boxes.

Median acquisition prices for distressed properties in investor-grade St. Louis neighborhoods range from $40,000 to $90,000 — low enough that the capital requirement per deal stays manageable. Rehab costs for a standard cosmetic-to-moderate renovation run $25,000–$50,000. And with a rental market vacancy rate under 6% in core submarkets, quality renovated properties attract tenants quickly.

The spread between distressed purchase price and post-renovation value (the ARV) is where the BRRRR magic happens — and St. Louis offers reliable spreads that many higher-priced markets cannot match.

Step-by-Step: A Real BRRRR Deal in St. Louis

Here is a realistic example of how a BRRRR deal flows from acquisition to refinance:

Step 1 — Buy: You acquire a distressed 3-bedroom home in Florissant for $72,000 cash (or using a short-term hard money loan at 10–12%).

Step 2 — Rehab: You invest $38,000 in targeted renovations: new roof, updated kitchen, fresh paint, flooring, HVAC service, and landscaping. Total capital in: $110,000.

Step 3 — Rent: The renovated property rents for $1,200/month. After a 2-week marketing period, you place a qualified Section 8 or market-rate tenant.

Step 4 — Refinance: The property appraises at $155,000 based on comparable sales. A DSCR lender offers a 75% LTV cash-out refinance — putting $116,250 back in your hands.

Result: You deployed $110,000 and pulled out $116,250. You recovered 100% of your capital (plus a small profit) and you now own a cash-flowing rental property with approximately $290/month in net cash flow after the new mortgage payment, taxes, insurance, and property management.

The Numbers Behind a 5-Property BRRRR Portfolio

Run that same deal five times over 18–24 months and the math becomes compelling:

  • 5 properties × $155,000 ARV = $775,000 in real estate assets
  • Equity held (25% at refinance) = $193,750
  • Monthly cash flow: 5 × $290 = $1,450/month
  • Annual cash flow: $17,400

And you accomplished this by recycling essentially the same pool of capital through multiple deals — rather than buying one house and waiting for it to appreciate.

Common BRRRR Mistakes to Avoid

The strategy sounds simple, but execution is where most investors stumble:

  • Overpaying for the acquisition. Your ARV spread determines whether the refinance works. Pay too much upfront and you cannot pull your capital out. Use comps rigorously before every purchase.
  • Underestimating rehab costs. Build a 15–20% contingency into every rehab budget. Older St. Louis housing stock (most was built pre-1970) regularly surfaces surprises — lead paint remediation, old plumbing, knob-and-tube wiring.
  • Skipping tenant screening. A bad tenant in a newly renovated property destroys your cash flow and equity simultaneously. Thorough income verification, credit checks, and landlord references are non-negotiable.
  • Using the wrong lender. Not all lenders understand investment property refinances. Work with DSCR lenders who evaluate the property's rental income, not just your W-2.
